Planning & Zoning to review permit requests in Fountain Hills

For residential housing in commercial zoning

The Fountain Hills Planning and Zoning Commission will be reviewing and considering recommendations on applications for special use permits for new residential housing units within a C-C (community commercial) zoning district when it meets at 6 p.m., Monday, Jan. 13.

A single applicant has two separate proposals for as many as 22 residential units on property off El Pueblo Boulevard east of Fountain Hills Boulevard. The commission will be revisiting a permit request that first came forward in November. The applicant was not present for that discussion and the item was continued. The proposal is to have four buildings with three living units in each on adjacent 1,250 square-foot parcels.

The second request is new for the commission and is asking for the permit to allow 10, two-story residential units on lots across an alley from the other project.
