Park Place plan to be considered this week

The Park Place apartment development is back on the table this week as the Planning and Zoning Commission reviews the concept plan for Phase I of the project.

N-Shea Group is the developer proposing the construction of a mixed use project in the downtown area along Avenue of the Fountains. It is a mixed use plan with commercial on the ground floor with three levels of residential apartments above.

Phase I will consist of two groups buildings on either side of Verde River Drive on the south side of Avenue of the Fountains. The initial construction will include 35,000 square-feet of commercial and 230 apartments. Overall the three-phase project is to include 404 residential units and 43,000 square-feet of commercial.

The Park Place apartment development is back on the table this week as the Planning and Zoning Commission reviews the concept plan for Phase I of the project.

N-Shea Group is the developer proposing the construction of a mixed use project in the downtown area along Avenue of the Fountains. It is a mixed use plan with commercial on the ground floor with three levels of residential apartments above.

Phase I will consist of two groups buildings on either side of Verde River Drive on the south side of Avenue of the Fountains. The initial construction will include 35,000 square-feet of commercial and 230 apartments. Overall the three-phase project is to include 404 residential units and 43,000 square-feet of commercial.

Main driveways for residents and visitor parking access will be off of Verde River Drive. Two levels of parking are planned to the rear of the buildings along with streetscape improvements adjacent to the buildings, a pocket park, public wi-fi, two resident swimming pools and other site improvements.

A report on parking from the engineering firm of Kimley-Horn indicates the proposed development would have a parking requirement of 811 spaces per town zoning regulations. The plans indicate that a total of 955 spaces will be provided. This includes two levels of parking behind the buildings.

Kimley-Horn also evaluated traffic for the planned development. The engineering study on the estimated traffic for the development suggests that existing streets and traffic control equipment are adequate to handle anticipated traffic from the development at build-out. Their calculations assume 100 percent occupancy.

The Fountain Hills Sanitary District has provided the town with its comments from technical review of the plans. While the district provides five comments they require assurance will be met, there do not seem to be any conflicts.

Discussion and consideration of the concept plan does not require a public hearing, however, the meeting is open to the public.

The Planning and Zoning Commission will meet Thursday, July 28, at 6:30 p.m. in council chambers at Town Hall.
