Fountain Hills P&Z approves mixed-use development

Proposal will go before Town Council in November

The Town of Fountain Hills Planning and Zoning Commission gave the green light for a special use permit request to go before the Town Council in November for a three-story mixed-use development during its meeting Tuesday, Oct. 13.

The proposal was approved 6-0 for three commercial suites and six residential units in the C-2 zone of intermediate commercial and residential use overlay.

Samantha DeMoss of Rose Law Group presented the council with project details, including the lot, residential and commercial space and access at 16740 E. Avenue of Fountains and west of Verde River Drive. The 12,000-square-foot lot has been vacant since it was replatted in 2001, though a previous proposal for 12 residential units was redrawn in 2024. The current proposal reflects a reduced residential density with lower-level commercial space.
