Fountain Hills adopts Downtown Overlay District in pursuit of growth

Prioritizes retail, restaurants on first floor along Avenue

After the downtown density numbers received numerous trims and were bounced between the council and Planning and Zoning Commission, the Fountain Hills Town Council formally adopted a new Downtown Overlay during its meeting on Tuesday, April 21.

The overlay encourages economic growth and vibrancy through prioritzing ground-floor space along the Avenue of the Fountains for a mix of retail, dining and entertainment.

The council previously approved the zoning designation, but it can now be implemented. Also approved during the meeting was the zoning ordinance to allow properties in the Business and Avenue Districts to be built up to 35 units per acre but with a provision that a full block does not exceed 15 units.
