The Planning and Zoning Commission will continue its discussion on the proposed downtown overlay zoning for Fountain Hills when it meets for its monthly meeting Monday, April 21.
Development Services Director John Wesley said staff has followed up with comments received at the March meeting and public hearing. The updated proposal addresses issues such as residential density, adjusting setback requirements along Avenue of the Fountains, extend employment uses defined for the Innovation District in the Business District, consideration of the scope of the entertainment area along the Avenue and overlay extension to include the south side of the Avenue. A development agreement with the property owner precludes unilateral rezoning along the south side.
The proposed elements of the overlay include the Avenue District to include the north side of Avenue of the Fountains, the Business District that includes Parkview Avenue and Verde River Drive to the south side of Palisades Boulevard and the Innovation District covering the area between Palisades Boulevard and La Montana Drive west of Saguaro Boulevard.
