Council considers development plans

The Town Council returns from a summer break on Thursday this week with a lot on its plate.

Both of the two major development projects proposed for Avenue of the Fountains in the downtown area are on the agenda.

The council will look at the concept plan for Park Place Phase I, the mixed use project that would stretch from Town Hall down the Avenue to the halfway point between Verde River Drive and Saguaro Boulevard.

Council considers development plans

The Town Council returns from a summer break on Thursday this week with a lot on its plate.

Both of the two major development projects proposed for Avenue of the Fountains in the downtown area are on the agenda.

The council will look at the concept plan for Park Place Phase I, the mixed use project that would stretch from Town Hall down the Avenue to the halfway point between Verde River Drive and Saguaro Boulevard.

Phase I calls for 230 apartment units featuring about 32,000 square feet of commercial on the ground floor with three stories of apartments above.

The concept plan also includes information from parking and traffic reports.

The council has already approved a development agreement for this project and the Planning and Zoning Commission is recommending the council approve the concept plan.

The council will also consider a development agreement for the Copper Ridge plan by Americana Development and Building. This is a proposal for a senior living campus along the Avenue between Westby Drive and La Montana Drive.

Phase I calls for 132 independent living units with associated amenities including a community kitchen, hair salon and meeting space.

A community clubhouse would include meeting rooms, offices, a theater, gym, pool and spa.

A second phase of the project calls for a 60-unity assisted living/memory care facility and 52 rehabilitation beds.

A commercial phase of the project would put 12,000 square feet of retail at La Montana and the Avenue with 30,000 square feet of commercial office on Palisades Boulevard at Westby Drive.

There is also a two-acre park for resident use for dog walking, putting and chipping greens and bocce court.

The park area doubles as a storm water detention basin.

The council agenda also includes council consideration of rezoning to allow for a vehicle storage facility on Desert Vista Drive at Tioga.

The two-acre site needs to transition from C-1 zoning to C-3 to allow for the use.

The Planning and Zoning Commission is recommending approval for the rezoning and has approved a concept plan for the project.

The Town Council meets on Thursday, Aug. 18, at 6:30 p.m. in council chambers at Town Hall. The meeting is open to the public, and will allow for hearings on some issues.
