Commission approves SUP application on 4-3 vote in Fountain Hills

Convert office building with commercial zoning to residential

While local businessman Art Tolis’s proposal to convert a former office building to apartments was generally appealing to the Planning and Zoning Commission, there was considerable concern that the location is simply not appropriate for residential.

Tolis is looking to purchase the former Christensen Computer Corporation office building on Panorama Drive and convert the 12 office suites into 12 apartments. The building is located within a C-3 zoning district, which allows for the heaviest commercial use in town, and some of the commission members did not believe this is a suitable location for residential housing.

Consideration of residential use within any commercial zoning district in Fountain Hills is subject to a special use permit (SUP).
