The Planning and Zoning Commission considers a preliminary plat for a 30-lot subdivision in Adero Canyon when it meets tonight.

The 6:30 p.m. Thursday public meeting will be held in council chambers at Town Hall.

The proposal is not part of the higher-density zoning package going to the Town Council next month.

The commission deadlocked 3-3 on that plan, resulting in a rejection recommendation to the Town Council.

The issue Thursday night involves a parcel of land just beyond the CopperWynd development that would constitute phase one of the overall Adero Canyon project.

The proposal is to develop 30 semi-custom lots on nearly 45 acres of land at the Adero entrance, south of Eagle Ridge Drive. No change in zoning has been requested by the applicant, MCO Properties.

Attorney Paul Gilbert, representing MCO on the case, said the timing is critical because the parcel is a part of improvements planned in the first phase of Adero Canyon, which will include relocation of some overhead power lines and realignment of north Eagle Ridge Drive.

“Because of the time limit on the use of the Salt River Project Aesthetic Funds (for the power lines) and the town’s desire to have construction access to the planned trailhead to the north, it is hoped that his plat can be expedited in order to meet those objectives,” Gilbert wrote to the commission.

Senior Planner Bob Rodgers is recommending approval, since the proposal meets all ordinance standards as modified in an earlier Adero Canyon settlement agreement between MCO and the town.
