How can 400 rental units be less dense than 269 units that the conference center/resort would have been? Their density numbers are based on the entire 60 acres including hillside preservation land and open space land, not the 23 buildable acres. And the five stories of the resort were not on top of the hillside, as Hall and Ginsberg like to allude to, but down the east side of the hill. There is a 30’ max build above land, so their five stories are just that; a story. When does the truth begin?

There will be more parking required, per the General Plan, with the rental complex than the resort. The resort had significant parking underground and fewer units, thus fewer parking spaces required.

The developers want 40-foot-high buildings and the General Plan says 30’ above land. They want to desecrate a hillside that is a natural barrier to sound and still be 10’ above what was naturally there. They want a 600’ apartment building (two football fields long) versus 200’ max that the General Plan states. That’s three times allowable!

Lastly, how can the Chamber of Commerce back Daybreak when the Chamber didn’t even know what the final plan was? The third submittal to the Planning and Zoning Commission was only submitted recently. So no one knew yet. FYI: No major concerns were considered!

Let’s call a spade a spade and stop letting the developers run Fountain Hills. Come on, Fountain Hills, smarten up and recognize the only thing these developers are good at is making money and making promises that can’t be kept.

Let your Town Council and Planning and Zoning Commission know that the “truth” is not always the real truth and to vote “no” to keep Fountain Hills, Fountain Hills, not a developer’s money scheme.
