P&Z recommends OK on Adero parcel

The first phase of developing Adero Canyon moved closer to reality as the Planning & Zoning Commission recommended Thursday evening that the Town Council approve a preliminary plat for the neighborhood.
MCO Properties would start its Adero development with the first phase of a 30-lot subdivision just south of Eagle Ridge Drive and the CopperWynd development.
The proposal is not part of a higher-density zoning package going to the Town Council next month.
A few neighbors spoke at the commission meeting, however, urging the panel to include a provision forcing MCO to give the town unqualified access to the Fountain Hills McDowell Mountain Preserve and the future trailhead area for trailhead construction.
That issue is a major part of the controversial zoning package, and it's also related to a previous settlement agreement for Adero Canyon between MCO and the town, so the town could not include it in the current preliminary plat application for phase one.
The Town Council will consider the preliminary plat application at an upcoming meeting.
