P&Z to consider rezoning for condos

The Planning and Zoning Commission will be looking at a rezoning request for a parcel of land at 11208 Indigo Drive when it meets on Thursday this week.

The current zoning is R1-18, which is for single- family residential on an 18,000-square-foot lot. The applicant, The Trapezium Consulting Group of Scottsdale, is asking the zoning be changed to R-3 multi-family residential.

The change would allow the development of a four-unit condominium on the 1.24-acre site.

In a staff report to the commission, Senior Planner Bob Rodgers notes that the General Plan designation for the property is multi-family residential, meaning that the zoning is inconsistent with the General Plan.

The General Plan would allow between four and 10 condominium units per acre.

The property is adjacent to a number of existing condominium units in the area along Fountain Hills Boulevard between Kingstree Boulevard and Emerald Drive.

Rodgers included in his report a letter from a nearby resident objecting to the change. The letter stated that a building the height of the planned two-story condominium would block mountain views and is inappropriate for the site.

According to the Zoning Ordinance, the maximum height for the R1-18 zoning district is 30 feet, which is also the height of the proposed building, according to a plan submitted to the town.

There will be a public hearing before the P&Z Commission in conjunction with the discussion on the individual request. There will also be a public hearing when the Town Council hears the request.

The Planning and Zoning Commission will meet Thursday, April 9, at 6:30 p.m. in council chambers at Town Hall. The meeting is open to the public.
