Sonoran Desert Property Management, LLC, opened in Fountain Hills in 1996.

Senior members of our corporation have 25 previous years experience in the management of community associations including condominiums, cooperatives, homeowner associations and PUDs. Our experience includes the physical and fiscal management of community associations including supervision of general contractors, subcontractors, service personnel and liaisons with associations’ legal counsels and CPAs.

We currently have five employees. Sonoran Desert Property Management is licensed and insured. Sonoran Desert does not change association vendors or contractors unless so advised by the board of directors.

Sonoran Desert Property Management prepares monthly financial reports for association board members. This financial is a cash basis financial with an overview of the month’s activity, balance sheet, income/expense comparative with budget, checkbook register, yearly activity and delinquent/prepaid report. Association vendor checks are issued twice a month.

Sonoran prepares a yearly budget and reserve statement for board review and consideration in October of each year. Coupon books are then ordered for the homeowners of the association. We also complete the necessary paperwork for the CPA to complete the required annual audit and tax returns. We also mail out new Arizona laws and community information to the board of directors.

Sonoran Desert Property Management completes weekly inspections of the property, noting concerns and violations of the documents. Our firm also provides mailouts to homeowners as directed by the board.
