Condos continue trend of downsizing

Condominium sales, like the rest of the real estate market have slowed, but there is steady activity, according to local real estate professionals.

The trends of downsizing, entry-level, investment and carefree lifestyle are still the driving forces of condominium popularity, agents say.

Some of the condos in Fountain Hills and Scottsdale have seen price adjustments, providing added value to the buyer.

The range of pricing and inventory is available throughout the community.

 

Fountain Mist Townhouses

Centrally located near Fountain Lake, the key-gated community south on El Lago Boulevard and east of Saguaro Boulevard is within a four block walk of town hall, stores along the Avenue of the Fountains, library and River of Time Museum.

Fountain Mist’s two-story structures feature two master bedroom suites on the first and second floors.

“These are designed so that people can have a very comfortable space for visitors,” said MCO Realty’s Don Kinder.

Amenities are the same in both suites: each has a full bath, shower, jetted tub and dual sinks. They have walk-in closets and patios with views of the Fountain.

The floor plan includes a second-floor media room and den that could become a third bedroom or separate quarters for visitors. The units have upgraded features, such as granite slab counter tops, jetted tubs and marble baths.

The condos can have either electric or natural gas. Kinder remarked that the condos have many upgrades in the kitchen and baths.

Plaza Waterfront

Urban living-style condominiums and retail tenants will co-mingle in Plaza Waterfront off Saguaro Boulevard, overlooking the Fountain.

The two-story residential condominiums are loft-style to reflect a popular urban life style. The condominiums are advertised as lakefront property.

Villas at FireRock

Ed Oliva of Dominion Arizona Realty has two projects in the works: Villas at FireRock off Shea Boulevard and The Enclave, a gated community of 77 duplex and triplex units between the Avenue of the Fountains and El Lago Boulevard.

Oliva said 60 percent of the available units at the Villas at FireRock are sold.

Models are open from 11 a.m. to 4 p.m. daily The Broadmoor unit in the guard-gated community overlooks the 10th fairway.

The Tuscan-style architecture hillside villas are selling for $1.4 million to $1.7 million, depending upon the location.

 

The Enclave

The Enclave is a gated community of duplex and triplex-style dwellings taking shape between Avenue of the Fountains and El Lago Boulevard. Models are open daily from 11 a.m. to 5 p.m., said Oliva.

Every home in the Enclave will be single story, with private rear yards and oversized two-car garages.

There are three models, all with 9 to 10-foot-high ceilings, from which to choose. Home sizes will range from 1,505 square feet to 1,829 square feet. The architecture is Santa Barbara-design. Community amenities will include a ramada, swimming pool, spa and gathering area.

Villas on La Montana

The 20-unit luxury Villas on La Montana is on the market.

The Villas on La Montana, located between Cambria and Hamilton drives on La Montana Drive, feature six two-story buildings each with three condominiums. The seventh building will have two units. Each condo, which is more than 2,200 square feet, features a master suite on the ground level and three bedrooms on the second floor. Electric fireplaces and whirlpool tubs in master bathrooms are deluxe amenities. Each town home is individually decorated and has upgraded cabinets and granite countertops.

A 60-foot lap pool, 15-person spa, barbecue grills and cabana are communal features.

The Summit at Crestview

Stunning desert and cityscape views set the environment for 68 luxury villas under construction at the corner of Palisades and Shea Boulevards.

Models are open highlighting all four floor plans of the project, according to sales associate Nevine Niazi, who is with Sonoran Lifestyle Real Estate, representing the homebuilder, Odyssey Homes.

Four floor plans bear the name of mountain peaks, Annapurna, Cerro Torres, Mauna Kea and Mont Blanc. The residences are described as a “hybrid” in that they are deeded as a condominium but function as single family homes.

Eagle’s Landing

Five of this 38-unit condominium project on the site of the former Club Mirage fitness facility have been sold.

The project, built by Bison Homes, features two-bedroom, two bath condos in four eight-plexes and one six-plex two-story unit. Prices start at under $300,000.

Eagle’s Landing is located at the corner of Saguaro and Fountain Hills boulevards. An extensive fitness facility, activity building, new pool and spa are featured.

Bison Homes owner Gary Martinson re-purchased the former Club Mirage in 2004 after selling it several years ago. The club operated under a new name but eventually closed. Martinson said the project is 95 percent completed. The grand opening was held in November 2006.

 

Village at Towne Center

Residents have been been living in the Village at Towne Center since June 2005. The centrally-located project is close to shopping, Fountain Park and all the main amenties in Fountain Hills.

Homes by Towne is the developer. Five floor plans are available. All units have garages. Models can be inspected on the property. More information can be obtained by calling (480) 659-3800.

 

Quail Run

Quail Run at 16657 Gunsight Drive has been sold to new owners, and sales activity has been “excellent,” according to Al Miller with RE/MAX Sun Properties.

Miller and associate Beverly Shepard said the sale of the complete property has afforded new opportunities for buyers.

“There will be upscale landscaping, eclectic lighting, as well as opportunities for owners to select upgrades in the individual units.

“There is a whole array of options,” Miller said.

The complex consists of 44 two-bedroom and 44 one-bedroom units.

Miller said the villas are within a two-minute walk of Fountain Park, community center, shopping and restaurants.

Common amenities include a heated pool, spa and club house.

Balera at FireRock

Odyssey Homes also is the builder of 115 hillside condominiums and villas overlooking FireRock Country Club, off Shea Boulevard. The development is sold out.

 

Scottsdale projects

Villas Verona

The 55-unit project on five acres at Shea Boulevard and 142nd Street is sold out, however, some units are being resold.

Equus Development built the community, which features three models: the Venezia, a 1,254-square-foot home with two bedrooms, two baths, a great room and court yard; the Milano, a 1,576 square foot model with three bedrooms, two baths and a great room; and the Treviso, a 1,900-square-foot split lvel town house with three bedrooms, 2 ½ baths and great room.

 

The Overlook at Scottsdale Mountain

A combination of condominiums and duplexes make up The Overlook at Scottsdale Mountain development. Located at 134th Street and Via Linda, it is designed to provide a feel of resort life while attaining a luxury home community.

The location of The Overlook gives residents access to world-class shopping, dining, entertainment, golf and other Scottsdale-area amenities. Most of the homes feature mountain or city light views.

The homes in the gated community each have two or three car garages and indoor laundry rooms. Gas cooking is available.
