FireRock Country Club is a beehive of activity with construction under way on 50 to 60 custom homes.

Plans are under review for at least an additional 70 homes, said Marianne Wiggishoff, manager of FireRock Community Association.

In the last seven years, FireRock, the first and only private country club in Fountain Hills, has matured into an upscale community of about 120 families. Many residences are second or third seasonal homes.

The home sites off Shea Boulevard overlook spectacular views of the 18-hole golf course designed by Gary Panks; surrounding mountains and city lights of Phoenix and Mesa. Lots range in size from a half-acre to 1.26 acres.

FireRock Country Club offers a level of style and luxury that ranks it in the high-end upscale category.

Resales in FireRock continue to see active buyer interest, according to Thyra Edwards, a member of the STS Marketing Group at Keller Williams Southwest Realty.

“While much has been said about the decline in real estate sales and prices, it is still true that the number of homes sold in Fountain Hills remains fairly consistent, year over year. This is certainly true of the $1 million and over segment of the market,” said Edwards.

“It’s the ones in the middle-price range that are having a more difficult time,” she said.

Fifty-one new and resale homes ranging in price from $1.16 million to $7.75 million are advertised for sale in FireRock.

The highest price tag for a Fountain Hills home is $9 million.    So far this year, 45 homes priced at $1 million or more have sold.

Of the 51 FireRock listings,  28 are new structures with an average list price of $500.17 per square foot. Existing resale homes number 23. They are listed at an average of $489.90 per square foot.

FireRock is a joint venture of MCO Properties and Terrabrook, a developer of master-planned communities nationwide.

Sales of sites in the 808-acre development began in August 1999. Property owners have access to the Tuscan-inspired clubhouse and its dining facilities, lighted tennis courts, swimming pool and fitness center.
