If you’re in the market to buy a home and are looking for fewer maintenance requirements, or perhaps a typical single-unit home isn’t in your budget, then you may want to consider a condominium.
Two new apartment complexes have converted to condominiums and may fit the bill: Four Peaks Vista, a 212-unit property at 13700 Fountain Hills Blvd. or Quail Run, 88 units at 16657 Gunsight Drive.
Sales staffs at both complexes are marketing their properties as “affordable luxury.”
One-bedroom condos at Quail Run begin at $145,000. A similar one-bedroom unit at Four Peaks Condominium Homes starts at $159,000.
Inventory of available condominiums in town has surpassed 300, according to the Multiple Listing Service.
By definition, buying a condominium means buying all the space contained within the walls. The exterior of the building, the landscaping, surrounding roads, and common areas are owned by an association, a group comprised of unit owners.
Four Peaks Condominiums
Brent Barker, vice president, marketing/sales for Emerging Markets of North America, Inc., based in Scottsdale, heads the sales and marketing team selling Four Peaks Condominium Homes.
The names of the garden and town homes floor plans bear Tuscan-inspired names: Pisa, Lucca, Sorrento, Cassia, Siena and Florence.
The complex consists of one and two bedroom “garden home” condos priced between the mid-$150,000 to $200,000. Two and three-bedroom “town homes” with garages sell from $240,000 to $290,000. Premium locations have higher price variances. Amenities include a swimming pool, hot tub, club house, theater room, workout room, steam room, business office and picnic area.
A property manager will be located on site. A homeowners association will set policies.
Barker stressed that the development is not a vacation rental program. Some rentals will be available through investors who buy the condos and will lease them.

Quail Run Condominiums
RE/MAX 2000 Realtor Joe Super believes “everything sells if people perceive it as a good value.”
Super handles sales for Quail Run, an 88-unit condominium project at 16657 Gunsight Drive.
Since the new owner, Zydek Development LLC, acquired the former apartments that converted to condos in March, 41 units have been sold, said Super. Tim Zydek is owner; John Brediger is president of the company.
Price reductions and a change in marketing have resulted in sales. For starters, Zydek Development lowered prices by $30,000 and spent more than $100,000 to improve exterior property amenities. A new finish has been applied to the swimming pool, lighting has been refurbished and drought resistant landscaping has been planted.
“We have brought the place back to the expectations for Fountain Hills,” said Super.
One-bedroom units consisting of 730 square feet living space begin at $145,000. A two-bedroom floor plan of 930 square feet of living space starts at $165,000.
Three models are open for viewing from 11 a.m. to 4 p.m. daily.
If a customer decides to purchase a standard unit, a variety of options can upgrade the condo. Choices include travertine tile, ceramic tile and a higher grade and various wood grain cabinets.
The kitchen package can add stainless sink, faucet, garbage disposal, microwave, and stack washer and dryer.
Interior trim packages offer a higher grade of panel doors and hardware. Crown molding can be installed in the living room, dining room and kitchen for an additional fee.
Window treatments and the choice of blinds or wood shutters, dual pane windows, carpet and lighting packages can be selected.
“Build it your way” is the sales approach used by Super.
“We’re willing to be flexible,” said the Realtor.
The most expensive model with upgrades lists for $198,000.
Homeowners’ association fees are $140 per month. The complex includes a swimming pool, spa and community center. Vehicles are parked in carports.
