Newest luxury community is taking shape in west Fountain Hills

Eagles Nest, Fountain Hills’ newest luxury home community is beginning to take shape with new homes beginning to dot the landscape of the McDowell Mountain foothills.

Phase one Eagles Nest is expected to have a flourish of new homes starting in the near future.

One of those houses has broken ground already, and there are 20 more in the plan review process with permits to be issued soon, according to Johnson.

Scottsdale-based RS Homes, winner of the Home Builder's Association “Custom Home of the Year” award for the past four years, is one of the builders bringing its award-winning reputation to Eagles Nest starting with the construction of a custom spec home.

The home, designed by renowned Scottsdale architect German Robledo, will be approximately 6,500 square feet and designed as a progressive, elegant ranch-styled house terraced into the natural slope of its hillside lot. 

Development is planned to begin this fall on one of the scenic, mountainside lots in Eagles Nest. The home will set a new high standard, both in quality of construction and architecture, for Fountain Hills and will be designed for the dramatic, elevated landscape of Eagles Nest capitalizing on the expansive mountain views of the Four Peaks, McDowells, Superstition, Goldfield and Mazatzal ranges.

RS Homes, founded by the nationally acclaimed team of Charlie Owen and Richard Sinagoga, has been a long-time Scottsdale favorite in creating ultra high-end, unique homes with exterior appeal and interior livability.

Eagles Nest is 500 acres of rolling terrain in the McDowell Mountain foothills in the northwest corner of the community. Golden Eagle Boulevard leads from near the center of Fountain Hills to the entry gate.

With the first home now under construction in the first phase of the Eagles Nest subdivision infrastructure work is well under way in phase two.

Work on the installation of the wet utilities, water, sewer and storm sewers, is nearing completion, according to Bohdan Hirniak, development manager for MCO Properties on the project.

That work will be followed by “dry” utilities such as electricity, cable and telephone lines. The curbs, gutters, sidewalks and paving will complete the infrastructure work. The construction will take nine months to a year to finish, Hirniak said. Right now they are about 25 percent complete.

A major part of the work currently under way is the construction of several “Conarch” bridges. Three of the arching bridges are being built over major wash crossings in the subdivision. Hirniak said the Conarch uses less material for construction and require less land disturbance to construct than more conventional box culverts.

Hirniak said there are eight elements, or sections, to phase two and about 140 lots. The infrastructure will be completed sequentially and the lots will be made available for sale as each section is completed.

One parcel has been opened for lot sales and the next parcel is expected to open in January, according to MCO Spokeswoman Shelley Johnson. The entire gated subdivision includes 244 custom home lots a minimum of one acre in size.

The “Ranch House” is the community information center located near the entry gatehouse. There is public parking to access a hiking trail into McDowell Mountain Park along the north edge of the subdivision.
