The Quail Run Villas are a “Celebration of Life!”
Located in one of Fountain Hills’ most desirable locations, the 88-unit condo conversion project has undergone a barrage of upgrades to enhance the property and the value. The complex, located on 16657 E. Gunsight Drive in Fountain Hills, Quail Run features close proximity to all the amenities Fountain Hills has to offer.

Al Miller stated one of the two-bedroom units purchased recently for $205,500 was appraised for $213,000.
“Equity is what the buyer is looking for,” Miller said. “The price and value include substantial upgrades with forever mountain and fountain views throughout the property, in the center of town.”
Quail Run features 88 units; 44 are two-bedroom condos, and the other 44 are one-bedroom. All feature 16-inch travertine-look ceramic tile, all new kitchen appliances, including washers and dryers, extremely upgraded carpet, new countertops and sinks and new window treatments. The villas have been renovated inside and out.

Quail Run was built in 1986. Shepard said the buildings are unique in that each unit had separate utilities, as well as a concrete pad separating the first floor from the second. There are 11 buildings with eight units in each. Each unit has four one-bedroom villas, and four two-bedroom villas.
“These were built very well,” she said. “They were meant to be converted to condos, it seems.”
The project is located on five acres, so there is an open feel to the property. Many of the villas have great views, and the location next to an arroyo on the south side of the property enhances the appeal.
“It is very private, quiet and comfortable here,” Al Miller said. “The property is quite beautiful.”
The property features mature landscaping, and offers a ramada, heated pool and spa for the ownership. A clubhouse is being planned.
Sales of the villas just started in August. Miller and Shepard said they are extremely happy with the activity. Approximately 75 percent of the villas are available for sale, and Miller said they are looking forward to the arrival of winter visitors.
“The villas are a great opportunity for people to live in year ‘round, or part-time. There is nothing else like it within this vicinity and the attractive price range” hel said.
